Avocado Tree dieing? (forum)

Hi,
Recently moved in to a house with two avo trees. One used to fruit all the time but now hasn’t fruited in 2 years. The leaves always have brown tips and the tree looks sparse with growth. What is wrong with this tree can someone please help?
